3D room scans on the job: Sqyre Team walks the basement so the quote can

Sqyre Team scans rooms with ARKit and RoomPlan. Start and stop on purpose. Busy rooms and basements keep the scan instead of throwing it out.
The simple idea
Some jobs cannot be priced from the driveway. A basement finish, a duct run, a water heater swap with no photos of the flue. The old move was a second visit, or a guess that becomes a fight.
Sqyre Team can walk the room. The scan coordinator runs one AR session on purpose. The dense mesh, the RoomPlan walls, and the camera stills share a coordinate space. That is how a floor plan and a detailed model can agree.
If you had to explain it to a homeowner, you would say this. I am walking the phone around the room so we can measure it later without guessing from memory.
A normal weekday
An HVAC install needs the mechanical room. The room is full of boxes. Older software would throw the scan out because the room was “busy.” Team keeps it. The office still gets a mesh, a textured fraction, and stills.
The quote goes out that night with options the spouse can see. Nobody drives back on Thursday just to hold a tape against a furnace that did not move.
Start and stop are the product
Scans no longer start recording on their own. There is a dedicated start and stop. That matters in a hallway where you do not want a three minute accidental movie of someone’s laundry.
The stages the worker sees are named for what is happening: scanning, check the sizes, aligning areas, simplifying mesh, encoding textures, packaging, checking, saved to this job. Those strings are on screen because mystery progress bars make techs cancel.
Why one AR session matters
If RoomPlan spins its own session and the mesh spins another, the floor plan will not sit on the mesh. Sqyre’s coordinator constructs RoomCaptureSession with the shared session. That is an engineering choice you feel when the model is not a lie.
Detailed mesh can land on disk as GLB. Textured fraction tells you how much of the mesh a real camera frame covered. A dark crawlspace will not pretend to be a sunny great room.
What people get wrong
They scan while walking as if they are filming a tour. Slow down. Corners. Doorways. The floor edge. A sprint produces a blob.
They also treat the scan as art. It is a measurement. Keep the messy basement. Quote the access. If you cannot get the tank out, the scan should have shown the turn.
If you are training someone this week
Pick an empty shop bathroom first. Start, walk, stop, save. Then do a messy storage room. Show them that the second scan still keeps.
The only sentence they are allowed to say to a customer is this one. I am scanning so the office can price the room we actually have, not the room we hoped for.
How this changes the quote
A scan is not a substitute for seeing the job. It is how a second brain in the office can see it. Pair with photos and work authorization and quotes the spouse can see.
How a walk becomes a model
Idle, scanning, reviewing sizes, merging areas, simplifying mesh, encoding textures, packaging, checking, done. Those stages are on the phone so a tech does not cancel at “working.”
One ARSession is the rule. Mesh, RoomPlan geometry, and stills share space. The GLB is the detailed mesh. Textured fraction is honesty about how much of that mesh a camera actually saw.
Start and stop buttons exist because accidental recording is how you get a scan of a hallway and a lawsuit-shaped worry. You choose.
Busy rooms keep. That is the difference between a demo and a basement business. Real houses are full.
A week of scanning
Monday scan the shop bathroom. Tuesday scan a messy storage room and keep it. Wednesday scan a real mechanical room on a paying job. Thursday let the office quote from the model. Friday compare that quote to a tape-measure quote and see which one had fewer surprises.
If the model is a blob, the walk was a sprint. Slow down. Corners. Doorways. Floor edges.
What the office owes the tech
Do not ask for a scan and then ignore it. If the tech walked the basement, the quote should show it. Otherwise they will stop walking.
When to scan versus when to photo
Scan: rooms you must measure, access you must prove, basements, attics, mechanical rooms, additions. Photo: a broken faucet, a cracked pane, a stain. Do not scan a leaky hose bib. Do not photo-only a finished basement you are about to price as square footage.
Walking technique
Hold the phone upright. Move your body, not just your wrists. Pause at corners. Include the ceiling if height matters for ducts or lighting. Include the doorway you have to carry a tank through. If the tank cannot turn, the scan should show the turn that does not exist.
Stories and sections
Two stories need two walks, named, with story numbers. Aligning areas is a stage for a reason. Do not pretend one walk through a stairwell captured the house.
Lighting
Dark rooms get worse meshes and worse textures. Turn on the lights. Open blinds. The textured fraction will tell on you if you did not.
Office workflow after a scan
Someone in Hub has to open it. Measure. Quote. Send. If scans pile up unopened, techs will stop scanning. Assign a person. Thursday afternoon is a fine ritual.
Devices
Newer iPhones with better depth sensors do better. A six-year-old phone may still walk a room and still be better than a guess. Try it in the shop before you promise LiDAR poetry on a first-gen SE.
Customers watching
Tell them what you are doing. “I am mapping the room so we do not guess the run.” People accept cameras that have a sentence. They do not accept silent filming.

A 14-day scan drill
Monday: shop bathroom. Tuesday: messy storage room, keep it. Wednesday: real mechanical room on a paying job. Thursday: office quotes from the model. Friday: compare that quote to a tape-measure quote and count surprises. Week two: two-story walk with story numbers. One dark crawlspace with lights on. One quote the spouse actually opened.

The numbers on one job
A missed quote on the owner phone is not a small miss. It is a house that hired the shop that answered. Hub and Team exist so the yes, the clock, and the photo happen on the stop, not tonight on the couch.
